What is a CVR?
The Collateral Valuation Report (CVR) is an appraisal report based on highly
advanced statistical regression. The CVR can only be performed by highly skilled and
properly trained appraisers in real estate regression analysis. The appraiser is center
stage and has complete control over the data analysis and the valuation process so
that proper valuation knowledge is mixed with advanced statistical software that very
few real estate valuation professionals are qualified and properly trained to use. With
a CVR the time to complete a valuation can be far less than the typical appraisal the
lending community has come to know, and has been proven to be highly effective.

The beauty of the CVR is that the appraiser does not HAVE to see the property.
The CVR has the ability to be done to meet a variety of needs for the lending
industry. Several types of CVR's can be completed, depending you needs.
Desktop CVR - No physical inspection of the property
Exterior CVR -Photos included of the front of the subject, as well as a street photo
Interior CVR - Included a full physical inspection of the property, providing photos of
all sides of the property, each room inside, and any damage or updates.
ALL CVR reports include three sales from the subject's area, three listings, and
regression analysis that includes a scatter plot demonstrating the areas value and
where the subject fits into the market.
CVR reports are wonderful for a quick value that is more accurate and much faster
than a typical BPO, are performed by a State of Ohio Certified Residential
Appraiser, and are VERY competitively priced.
